who have filled Town Hall for 4 Zoning Board hearings in a row.  Zoning Board members and CHCC representatives are wondering how many of us care enough to go the distance. Let's show them!
 

 

NEWS FLASH 1:

  HOW BIG IS IT?  - - 
  • The Vista is to be 600,000 square feet.  How does that compare with other large buildings, here?
  • Eisenhower School is 76,700.
  • The YMCA is 100,000.
  •   THE VISTA WOULD BE 6 TIMES THE SIZE of Wyckoff's largest building, now!

     

    NEWS FLASH 2:

       IMPACT GOES WAY BEYOND SICOMAC!!! 
  • Proposed traffic changes will push drivers to find alternate routes (side streets) to Schools and elsewhere.  Vista residents will add a whole community's traffic to Wyckoff streets.
  • Wyckoff's fire department is excellent. At what point are we asking too much of them? It is hard to see how the addition of an enormous residential facility will not increase burden, slow response time, and lead to firefighter injury.  According to testimony, senior residences are the most likely to have fires.
  • MORE WATER RESTRICTIONS? - - Where will The Vista's water supply come from?  Without The Vista, use is restricted most years.  Some years, the water table has fallen so low that wells have run dry.  If The Vista adds 350 adults, 3 restaurants, a swimming pool, and other services, what will happen?

    NEWS FLASH 3:

      YOUR NEIGHBORHOOD COULD BE NEXT
  • The Vista requires 13 or more variances from code, just in Wyckoff, plus more in Hawthorne.
  • Zoning restrictions have been rigidly enforced to maintain Wyckoff's character and property values.  Now, The Vista hopes to shatter those codes.  For example, requests for a third story have been routinely rejected, but The Vista is drawn-up with three stories.
  • How will Wyckoff say no to other applicants if our Zoning Board opens the door for The Vista?  If it is allowed, here, it can be allowed in your neighborhood.

    Every resident in Wyckoff will feel the impact...

  • Years of construction chaos
  • More traffic congestion ...forever! Severe driver restrictions at Occhi's, Abbie's, and the Market Basket.
  • Lower property values and quality of life
  • Added burden on police, fire, emergency services
  • Drain on water supply & possibly a new, unsightly water tower
  • 13 variances—if granted, will set a precedent for future Wyckoff developments
  • The Vista will be 79 feet tall!  Four wings of the building, one behind the other, will climb the steep hill.  Their engineer testified the hill will raise each wing 1 or 2 stories above the preceding wing. According to April 25th testimony, the building will be 79 feet tall.  Wyckoff's height restriction is 35 feet.  
  • Clear-cutting 2,264 trees, according to CHCC's engineer.
  • CHCC does wonderful charitable work, but The Vista is a real estate development on one of the last undeveloped tracts in Wyckoff.
